At 205K, you could go another 100K or a lot more before needing rebuild. You need to be sure the coolant has been changed regulary, and of course the oil. If the car has a generally good (and known) maintenance history, 205K is nothing to fret over. If there are no records and no signs of routine maintenance, I would shy away from it.

As Warren correctly stated...if you haven't bought yet, simply look for another example with fewer miles. Have a compression test performed and determine if it using any oil. There are exceptions but rule of thumb on the venerable big six is...a head gasket every 150k miles or so and a bottom end rebuild every 300k miles with good maintenance. Dam things have almost as much integrity as 18 wheelers only a bit faster :-)

I would be more worried about other things than an engine rebuild at that mileage. The manual transmission and suspension will probably need to be worked on before the engine, if they havent been replaced recently. I bought my 535i at about the same mileage. and my engine is still going strong at 233k+ miles, but quite a few other things have been replaced along the way...
